1. The data
We use the values of the Property Market Observatory (OMI) of the Italian Revenue Agency: for every zone of every municipality, a minimum and maximum price per square metre by property type. They are public and updated every six months. From the address we find the OMI zone the home is in.
2. The calculation
We apply coefficients for condition, floor, lift, extras and energy class to the zone price. The coefficients are published on the valuation page: you can redo the sum yourself. We do not use "artificial intelligence" or promise guaranteed prices.
3. The result
You see a range (for example "between €410,000 and €490,000") and the price per square metre used. It is an indicative estimate, not an appraisal. For villas, farmhouses, land and unusual properties we do not give an automatic figure: the property needs to be seen.
4. Who contacts you
We ask for a phone number to send you the valuation. Your data is passed to property professionals only if you tick the dedicated consent box, which is separate and optional. We are not an agency and do not act as intermediaries.
5. Your data
- We save the data at every step of the calculator, even if you do not complete it, so we can send you the valuation.
- Three separate consents, never pre-ticked: valuation (required), sharing with local professionals, future updates.
- In aggregated, anonymous form, the data is used for property market statistics for future projects.
- You can ask for a copy of your data or its deletion at any time.
