How much is my home in the Dolomites worth? It depends mainly on the location: in the Ladin valleys official OMI values range from about €1,100 to over €14,000 per square metre. Then size, floor, condition, energy class and extras such as a garage or garden. The calculator starts from the OMI price per square metre for your address's zone and adjusts it to your answers. The result is an indicative price range, not a formal appraisal.

How we calculate

OMI publishes a minimum and maximum price per m² for each zone and property type every six months. We apply transparent adjustments: condition (−15% to +15%), floor (−5% to +5%), no lift from the 3rd floor (−7%), garage (+4%), parking space (+2%), balcony or terrace (+3%), garden (+4%), energy class A–B (+5%) or D–G (−5%). Result: OMI price × adjustments × m², rounded to €5,000.

What an online estimate cannot see

Light, views, noise, finishes, the real condition of systems, condominium fees and restrictions such as resident-only status. For villas, farmhouses (masi) and land we do not show an automatic figure.
