The questions to ask every agent
- How many similar homes have you sold in my village in the past year, and at what price? Mountain markets are small: ask for concrete examples in the same village, not the whole valley.
- How did you arrive at this valuation? A serious valuation explains location, view, distance from the lifts, condition and restrictions, with real nearby sales.
- Who will you offer the home to, and in which languages? Buyers in the Ladin valleys often come from elsewhere: listings in Italian, German and English reach more people.
- Do you know the rules in my province? Resident-only homes in South Tyrol, second homes in Trentino, closed farms: a mistake here blocks the sale.
- How long is the mandate, and how do I withdraw? Get the term, renewal and penalties explained before signing.
Exclusive or open mandate
With an exclusive mandate only that agency may sell the home for a set period, so it has more reason to invest in photos, listings and viewings. With an open mandate you can use several agencies, but in a small village the same home appearing in several listings at different prices puts buyers off. If you go exclusive, ask for a reasonable term and a written plan.
The commission
The commission is agreed in the mandate and is usually a percentage of the sale price, paid by both seller and buyer. Ask for it in writing, with VAT shown, and when it falls due (usually when the purchase offer is accepted).
Warning signs
- A valuation far above the others, with no sales to justify it.
- Pressure to sign a long exclusive mandate with no sales plan.
- No Chamber of Commerce registration: anyone acting as an estate agent in Italy must be registered.
- Requests for money before the sale for "advertising" not foreseen in the mandate.
